Chapter 01
Design-build means one party owns the drawing and the install.
Design build and estimating are both handled in house at Lone Star Electric. That matters because it removes the handoff between the party who drew the job and the party who has to build it: there is no second contractor interpreting someone else's drawings on-site.
On a plant or a commercial fit-out, that gap is usually where problems and change orders come from. Keeping the design and the install under the same roof is what keeps the drawing and the installed work matching.

Estimating against a real scope, not a guess.
Estimating starts from the actual scope of a job: existing panel schedules where they exist, the building's utility service, and the access and schedule constraints of the site, not a rough number given over the phone.
What moves a number is mostly what changes the work itself: whether it is new construction or a retrofit around existing equipment, how much of the building has to stay energised during the work, and how much site access the crew actually has.
Chapter 03
Commercial, industrial and residential are three different jobs.
The company's own description of its work is residential, industrial, or commercial, and no job is too big or too small. In practice those are three different kinds of work under one licence: a plant with a load calculation and a cutover window, a commercial building with its own code and inspection path, and a house with a much smaller scope and a much shorter timeline.
Design build and estimating apply to all three. The drawing and the price both start from what the specific building actually needs, not a template scope.
