Planning an Electrical Fit-Out Without Holding Up the Other Trades
The electrical scope on a fit-out is rarely the bottleneck when it's planned right, and almost always the bottleneck when it isn't.

On a commercial fit-out, the electrical trade touches almost every other trade's schedule without most people noticing until something is out of order. Rough-in has to happen before the ceiling deck closes. Panels need their final locations before drywall goes up around them. Fire alarm devices need to be placed before the ceiling grid goes in. None of that is unusual, but the sequencing has to be right, because fixing an electrical miss after the deck closes costs everyone on the job real time, not just us.
Design-build means one party owns the drawing and the install
We offer design-build and estimating as part of the same scope for a reason. When the same team that drew the panel schedule is also running the conduit and terminating the devices, there's no gap where an assumption on paper turns into a surprise in the field. We price against a real scope, not a guess, and that number moves when the scope moves, which is a conversation we'd rather have before rough-in starts than after.
What has to happen before the deck closes
Cable tray and conduit pathways, sleeves through walls and floors, and boxes for fixtures and devices all need to be in before the ceiling grid and drywall go up around them. We build in capacity for the systems that come after us, low voltage, voice and data, fire alarm, because those trades are relying on the pathways we left, and running out of room in a tray or a sleeve after the fact means opening something back up. Coordinating with the other trades in the ceiling is as much a part of this as the wiring itself. Knowing who's up there and when keeps everyone from working around each other.
Phased work in a building that doesn't stop
Not every fit-out happens in an empty shell. Manufacturing plants and occupied commercial buildings often need electrical work done in phases, around production schedules or business hours, rather than all at once. That means planning cutovers for windows when a line or a system can actually go down, tagging equipment correctly before it's touched, and returning it to service cleanly when the work is done. This is where design-build experience matters most, because a phased job punishes anyone who didn't think through the sequence in advance.
Estimating against a real scope, not a guess
A number that's built off actual drawings, an actual load calculation, and an actual walk of the space holds up better than one built off square footage and a rule of thumb. We tell you up front what would move the price: a change in panel location, added circuits, a fire alarm device count that grows once the layout is finalized. Commercial, industrial, and residential fit-outs are three different jobs with different code requirements and different sequencing, and we price and plan them as three different jobs, not one template stretched to fit.
Voice, data, video, and low voltage need their spot in the sequence too
Low voltage installation, along with voice, data, and video pathways, tends to get treated as an afterthought on a fit-out schedule, something to slot in wherever there's room once the power wiring is done. We plan it in from the start instead. Low voltage cabling still needs proper support, separation from power conductors, and a pathway that has capacity left over for whatever gets added to the building later. A pathway sized only for the day-one equipment count is a pathway that runs out of room the first time the tenant adds a device. Building that headroom in during rough-in costs almost nothing. Adding it after the deck closes means opening something back up, which is exactly the kind of rework a well-sequenced fit-out is supposed to avoid.
